Overview
We are seeking an Experienced Property Manager to manage a 100% Section 8 project- based property in Fairfax, Va. This position requires working knowledge of Hud subsidy programs and must demonstrate a proven track record of effectively managing a large staff, collections, waitlist management, expense control and strong resident relations skills.
Responsibilities
- Maintain an excellent customer service relationship
- Genuinely demonstrate the STARS principles of Service, Teamwork, Action, Reputation and Success in all activities and interactions.
- Maintain knowledge of the property and competitive properties through consistent evaluation of market trends and conditions; make recommendations to Senior Management as appropriate.
- Direct efforts to implement sales and marketing plans, which effectively maximize rental income and results in high occupancy.
- Adhere to the Noble Standard Operating Procedures
- Manage Renewal Program in conjunction with the Community Manager
- Plan, schedule and organize resident functions as needed
- Train on-site associates in all leasing paperwork and sales techniques. Ensure associates are scheduled for appropriate classes based on individual Development Plan
- Identify areas of improvement in the sales team and implement a corrective action plan
- Continuously develop and expand current sales and leadership skills.
- Responsible for implementation of motivational leasing programs monthly. These programs should be tied into a specific team goal that will help the Community operate at its optimum
- Ensure that any marketing collateral materials that will be implemented or are currently being utilized are in compliance with the graphic standard guidelines for Vision Realty Management
- Responsible for auditing all lease and renewal files
- Ensure that all Leasing Professional’s paperwork is free of errors
- Conduct Routine Property Inspections
- Walk and inspect turns
- Approve invoices
- Monitor the timely receipt and reconciliation of rent collections; manage delinquencies
- Attend 1 board meetings a month. They may be held in the evening
- Other tasks or duties as assigned by supervisor
Qualifications

- COS (Certified Occupancy Specialist) certification or equivalent certification from a nationally recognized compliance training program, and experience or ability and commitment to obtain COS certification at the next available course offered by a management company.
- TCS (Tax Credit Specialist) certification or equivalent certification from a nationally recognized compliance training program, and experience or ability and commitment to obtain TCS certification at the next available course offered by a management company.
- Must have a working knowledge of the requirements of the LIHTC and HUD programs
- Demonstrate ability to manage expenses within budgets and increase net operating income of the communities
- Experience with Section 8 housing, REAC experience a MUST.
- Yardi and outlook knowledge required
- Possess and maintain a valid in-state driver’s license
- A minimum of 7 years’ experience in residential management required.
